We offer month to month contracts. Stay with us as long as you would like. All we ask if that you provide us with a 30 day cancellation window.
Our typical onboarding process takes approximately 2 weeks. This includes creating your listing, obtaining professional photos and making sure the home is properly equipped to welcome guests. If licenses are required then it might take longer.
Yes, we help obtain all necessary permits and schedule inspections where necessary. You will be responsible for the cost of the permit.
We use dynamic pricing to determine the best price for your property. That’s a fancy way of saying that our software checks prices at similar homes and hotels and takes into account seasonality and events in the area to make sure we get you the best possible price.
It’s your home, use it as often as you would like. You will be provided access to an owner portal where you can put blocks on the calendar for your personal use.
We collect and remit all local and state taxes as per regulation for those booking channels that do not do it directly. We partner with Avalara MyLodge Tax to remit taxes on your behalf.
We will conduct an inspection and provide you a list of items needed. The inventory list will include things like the number of linens, towels, soap, glasses, blender, pots and pans, and all elements to provide guests with the comforts of home. It will also include Wi-Fi requirements, smart locks, noise monitoring requirements.
You will be provided access to our owner portal where you can see rental income, maintenance events and statements on monthly basis.
We submit owner payouts via direct deposit by the 15th of every month for the month prior. Payouts will reflect total revenue less commission, channel fees and maintenance events.
Yes, we report income provided to you where applicable and you will be asked to fill out a W-9 so that we can issue you a year end tax statement.
We list your property on AirBnB, VRBO and on our own website. Our goal is to try to get as many reservations as possible through our direct website. Guests pay less fees when booking directly and we avoid having to deduct the booking channel commission from your payout. Everybody wins!
We install a smart lock at your property. Our software integration will send guests an access code that is only active on the date and time the reservation starts and ends. There is no additional charge for the smart lock and installation as you remain a customer for 90 days.
We are happy to use your existing service suppliers or we can recommend our own.
We will perform maintenance or repair of your home up to an agreed upon limit automatically. For instance, we won’t call you for approval to send a plumber to unclog a toilet as long as the maintenance event does not exceed an agreed upon limit. If it exceeds then we get your approval before proceeding.
For some properties, and where applicable by law, we will install a noise monitoring system that measures sound levels but does not record audio. If the device detects a loud party then it will notify us and the guest to lower the volume. We encourage guests to enjoy their time responsibly and want to avoid complaints by neighbors and potential damage to your home from unwanted parties.
